How old do you have to be to apply?

Is the deposit refundable?
Yes. Security deposits are refundable, provided there is no damage beyond normal wear and tear and all lease terms have been met. Deductions may apply for unpaid rent, cleaning, or necessary repairs due to misuse. -
Who needs a cosigner?
A cosigner may be required if an applicant doesn’t meet our minimum criteria for income, credit, or rental history. Cosigners must meet financial qualifications and agree to be legally responsible for the lease. -
You have a property I want to rent. How do I apply?
You can apply online through our website. The process includes completing an application form, paying the application fee, and submitting required documents like proof of income and valid ID. -
How do I pay rent?
Rent can be paid conveniently through our secure online Resident Portal. Depending on the property, other options such as ACH transfer or check/money order may also be accepted. -
I want to get a pet. What do I do?
Please review your lease and contact our office before bringing a pet into the property. Pet policies vary by home. Some properties allow pets with additional fees or deposits, while others may have breed or size restrictions. -
I want to move out, but my roommate wants to stay. What do I do?
All residents are jointly responsible for the lease. If one person wishes to stay, they may need to requalify or find an approved replacement. Contact us to discuss next steps and required documentation. -
My lease expiration is coming and I want to move out. What do I do?
Most leases require written notice, typically 30 or 60 days in advance. Check your lease agreement for the exact requirement and submit your notice in writing before the deadline. -
Who is responsible for paying for repairs & maintenance requests?
We handle all routine maintenance and repairs. However, residents may be charged for issues caused by neglect, misuse, or damage beyond normal wear and tear. All maintenance requests should be submitted promptly through your online portal.
